Does the estimate clearly explain what will actually be done? Look for dimensions, materials, preparation, installation methods, cleanup and other important details.

Materials & Methods
Are you actually comparing equivalent materials and construction techniques? Similar-looking finished projects can be built very differently underneath.

Drainage & Site Preparation
Has the contractor accounted for water movement, grading, excavation and proper base preparation where necessary? These are easy places to save money upfront and expensive places to cut corners.

Insurance
Ask for proof of General Liability and Workers' Compensation coverage. A professional company should be comfortable providing it.

Written Warranty
What is covered? For how long? What isn't covered? Get the warranty in writing.

Reputation & Experience
Look at recent reviews, years in business and references. Don't only ask whether the finished project looked good on installation day. Look for evidence that the company stands behind its work.

Communication & Professionalism
Do they answer calls? Respond to questions? Arrive when promised? Is the proposal professional and understandable? Your experience before signing a contract can tell you quite a bit about what communication may look like afterward.

Cleanup & Property Protection
How will existing lawn, structures and surrounding areas be protected? Who removes debris when the work is complete?

Payment Structure
Understand the deposit and payment schedule before signing. Payments should make sense in relation to scheduling, materials and project progress.

The Cheapest Number Isn't Always the Cheapest Project

Suppose one contractor is several thousand dollars less. That's certainly worth investigating. But before calling it a savings, find out why. Perhaps they've found a genuinely more efficient solution. Great.

Perhaps the materials differ.

Perhaps drainage isn't included.
